Rental Agreement

Check-In will be at or after 4 p.m. Check out will be at 10 a.m. or earlier if requested by you. Late arrivals (after 5:00 pm.) must be pre-arranged. If you plan to arrive after 5:00 p.m., we will need to have a picture of your Driver's License and the front AND back of your Credit Card on file. We do this to verify your identity and avoid fraudulent transactions.

A minimum initial payment of 50% is required with-in 10 days after making your reservation. A payment can be made with Visa / MasterCard or Discover (a 3% admin fee will apply if using your credit card as form of payment) Your personal check is welcome as long as we have a minimum of 10 days for it to clear or Cash Upon Arrival. Your initial payment will become non-refundable in the event you fail to cancel or modify your reservation at least 60 days BEFORE your scheduled arrival day. Your initial payment will be forfeited in the event your balance payment is not received at least 15 days before your scheduled arrival, and we have the right to re-book your accommodations. If your reservations are made with-in 15 days of your arrival, your payment will be due in full at the time of your reservation or Cash upon arrival is available. If your reservation is being made with-in 30 days of your scheduled arrival, your payment in full will need to be received by the 10th day after your reservation is made or your credit card on file will be charged for the entire amount plus tax and service fees.

Your reservation is non-cancelable and payment non-refundable if your reservation is made 30 days or less prior to your scheduled arrival. If you are with-in 30 days of your scheduled arrival and fail to follow through with your reservation, your credit card on file will be charged for the entire amount plus applicable fees and taxes. In any event, payment in full will be made PRIOR to any check-in. If you must cancel or modify your reservation for any reason, a written letter of explanation must be received in our office prior to 60 days before your scheduled arrival to be eligible for any credit or refund. A ONE HUNDRED DOLLAR ($100.00) ADMINISTRATION FEE will be charged to your credit card or deducted from your deposit if your reservation is canceled for ANY reason after it has been electronically received. By making a BOOK EARLY Special reservation (at least 6 months before your arrival) you agree that 25% of your total is non-refundable for any reason after it is received. Local and State taxes will be added to your total in the amount of 9.725%. we reserve the right to change rates at any time. You're FREE or Complementary night is a credit of the BASE RATE of the house only. Any extra fees such as Dock Rental, Extra Persons or Pet Fees will still be added to your total during FREE nights. Your Credit Card information is required for every reservation since it is used as form of your security deposit. Upon arrival, a minimum of $250 will be placed "on hold" on your credit or debit card and will be released with in 10 days after no damage has been reported by our house keeping staff. If your daily fee is more then $250, a security deposit equal to one day's fee will be used. This does not apply if you purchase Damage Deposit Insurance. If you only have a Debit Card, you will not be given access to the property upon arrival unless you 1) Purchase Damage Deposit Insurance or 2) Allow us to put on hold an amount equal to one day's fee as security against loss or damage until after your departure. Your reservation will not be confirmed until your credit card information is on file. We highly recommend purchasing Travel Insurance. This valuable coverage will, among other things provide for payment to you for any non-refundable deposits or payments in the event you need to cancel your reservation for a qualifying event, along with life saving emergency care in the event of an accident while on vacation. Please read the entire policy for complete information.

All properties are allowed a specific occupancy illustrated on the specific house page, top right corner. No extra persons will be allowed in or on the property above the original check-in occupancy without prior Management approval. The Manager must approve any extra persons PRIOR to check-in. If approved, each extra person will be charged $20 per person per day for each person age two and above. An extra person is defined as any person that will be in or on the property for a period of more then 3 hours. The signer can not Sub-Let, Sub Lease or otherwise offer the property to any third party for a fee or FREE. Doing so will forfeit your reservation with no refund. Anyone left at the property will be evicted immediately.

Beach Towels, (our furnished shower towels are NOT to be used as beach towels) soap for bathing, shampoo, paper towels, paper plates, napkins or charcoal for your grill. You will find at the house a STARTER set up of toilet tissue, trash bags and basic cleaning soaps. We can supply house keeping services during your visit for an additional fee.

Pets are only allowed in selected properties. Please contact us if your pet is over 50 lbs. for prior approval. Local kennels are available. You will be evicted from your property immediately with no refund if any unauthorized pets are found on or at the property. There is a $10 per night per pet non-refundable pet fee for properties that do allow pets. We only allow DOGS at this time, no kitties sorry. Your credit card will be charged at the rate of $45 per hour for additional cleaning fees if you fail to clean up after your pet. This includes the outside yard areas. A $200 fee will be charged to your credit card if you are found to have had a pet inside a property that does not allow pets.

Smoking is NOT PERMITTED inside ANY of our properties at any time. You may smoke on the decks, docks or outside patios, BUT NOT INSIDE THE HOUSE. We encourage proper disposal of cigarette butts in ash trays or buckets, NOT THE LAKE. You will be charged a $200 cleaning fee to cover the cost of ANY smoke odor removal from the house. You will also incur additional cleaning fees at the rate of $45 per hour if our house keeping staff has to clean up the outside areas picking up cigarette butts. YES, cigarette butts are considered LITTER. Please pick them up or better yet, use an ash tray or bucket. You will be evicted immediately if you are found to be smoking ANYTHING inside the house during your stay. no Exceptions... DON'T ASK.

Due to insurance risk, fireworks or firearms of any kind including sparklers are prohibited from being discharged at the property at any time. Local seasonal fireworks displays are provided at various locations for your enjoyment at no charge. Violators will be evicted from the property IMMEDIATELY with no refund. No EXCEPTIONS, DON'T ASK.

Each property, unless otherwise specified will have available at least one covered boat slip that can accommodate most trailerable boats. We encourage you to use the dock for your enjoyment at no additional fee (swimming, fishing, relaxing). If you bring or rent a watercraft and plan to store it at the dock there will be an additional fee of $10 per watercraft per 1 to 24 hour period. A watercraft is defined as ANYTHING with a HULL, motorized or non-motorized. No hard play, pushing or unsafe behavior will be permitted on or near the boat dock.

Quiet time will be from 10 p.m. to 8 a.m. Sunday through Thursday and 11 p.m. to 8 a.m. Friday and Saturday. Outdoor noise and excessive music, etc. should be discontinued during quiet times. No KEG parties, Bachelor Parties or College Frat Parties will be allowed at any of our properties. We do not allow ALL GUYS weekends if you are under the age of thirty. Our properties are in residential neighborhoods. Please respect your neighbors during your stay. You will be evicted IMMIADIATELY if the Police are called to correct your behavior for any reason.

Management reserves the right to turn away any renter that has been found to misrepresent the information submitted on your Rental Agreement with NO REFUND. The Signer of this form must be present during check-in in order to prove identity and accept possession of the property. No one else will be given possession of the property without your written approval AND a picture of your valid Driver's License and Credit Card are on file with us. You the signer will be held solely responsible for the property and its contents once possession has been accepted by you or your Designee.

We expect that everyone on your party will use good judgment and common sense. We will not be responsible under any circumstances for accidents caused by you or any of your guests at any time. By signing this, you the signer agree to hold completely harmless Portside Vacation Properties, LLC and any of its Employees and Owners from any liability resulting from any injury or accident from you AND any of your guests incurred during your stay. Furthermore, YOU THE SIGNER will be solely responsible in the event of damage, destruction or missing items in or at the property either by you or ANY OF YOUR GUESTS. Additional cleaning fees may be charged at the rate of $45 per hour in the event the property is left extremely untidy. If you feel the need to rearrange the furniture during your stay and leave it that way, you will be charged a MINIMUM of $25 or more depending on how much work it takes to put the house back as it was before your arrival. There will be a $65 re-key fee if ANY of the keys you were issued gets lost or misplaced during your stay. There will be a $35 lock out fee if the Property Manager is called for re-entry during your stay. In the unlikely event of a lawsuit to recover for lost, damaged or stolen property, bad checks ($25 bounced check fee), or any other unforeseeable loss, YOU THE SIGNER agree to pay all Attorney's fees, collection costs and all court costs involved. You the SIGNER agree that any lawsuit initiated by you or us concerning the enforcement of this contract will be governed by the laws of the State of Missouri and litigated in Camden County, Missouri. The Manager reserves the right to enter the premises at ANY TIME. The Manager reserves the right to EVICT any Tenant at any time for non-compliance of this Agreement. There will be no refunds, credits or compensation back to the renter in the event of early departure or eviction. We reserve the right to charge your credit card or withhold from your security deposit the entire amount of loss including but not limited to the actual replacement or repair, labor and tax, additional cleaning fees, canceled reservation administrative fees plus the entire amount of any rental fees not paid by you if you do not follow through with your reservation and no cancellation was provided according to the above terms and any other applicable service fees. You also agree to be otherwise financially responsible in the event your credit card is rejected by the credit card company or by you. No credits, refunds or any other type of compensation will be given in the event of a power failure, interruption of TV, Internet Service, appliance malfunction, undesirable weather, act of God, early departure or any other unforeseeable circumstances beyond our control.

As our valued guest we want to do everything possible to make your trip enjoyable and worry free. Because the unforeseen and unexpected can occur before you leave or when you're away from home we recommend CSA's Vacation Rental Insurance Plan. Our Security Deposit Protection Plan covers unintentional damages to the rental unit's interior that occur during your stay, provided they are disclosed to the Management prior to checking out. The policy will pay a maximum of $3000. Any damages that exceed $3000 will be charged to your credit card on file. If, during your stay, an insured person causes any damage to the REAL or PERSONAL property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum of $3000. Certain terms and conditions apply. For full details of our Security Deposit Protection Program are contained in the Certificate of Insurance or Insurance Policy. Our Security Deposit Protection can be purchased up, and including at check-in. By submitting payment for tis plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Portside Vacation Properties, LLC any amount payable under the terms and conditions of the Security Deposit Protection. Please contact Portside Vacation Properties, LLC directly if you do not wish to participate in this assignment.

Our MINIMUM RENTAL AGE is 25 therefore

You must be at least 25 years of age to sign this form.

This contract is BINDING upon electronic submission. By electronically submitting the on-line Rental Agreement you have already agreed to the terms of this Contract. Your signature is only required for the liability portion of the Agreement after you arrive. You will still be financially responsible according to this agreement once electronically submitted. Further, by submitting this form electronically online, you agree to receive text AND OR email messages from us at the phone number provided on the reservation form.
