Check-In / Checkout
Check-In will be at or after 4 P.M. Checkout will be at 10 A.M. or earlier if requested by you. Late arrivals (after 5 P.M.) must be pre-arranged. If you plan to arrive after 5 PM, you will need to have a picture of your Driver's License and Credit Card on file with us so we can verify your identity.
Deposits/Payments
A minimum initial payment of 50% is required with-in 10 days after the reservation is made. A payment can be made with Visa / MasterCard or Discover "NO DEBIT CARDS ALLOWED unless you purchase Damage Deposit Coverage", personal check (minimum 10 days required to clear) or cash. Your balance will be due at least 15 days before your scheduled arrival. Your initial payment will become non-refundable in the event you fail to cancel or modify your reservation at least 60 days BEFORE your scheduled arrival. Your initial payment will be forfeited in the event your balance is not received 15 days BEFORE your scheduled arrival, and we have the right to re-book your accommodations. If your reservations are made within 15 days of your scheduled arrival, your payment will be due in full at the time your reservation is made. If your reservation is being made with-in 30 days of your scheduled arrival, your payment in full will need to be in our office by the 10th day after your reservation is made or your credit card on file will be charged for the entire amount plus tax and service fees.
Your reservation is non-cancelable and payment non-refundable if your reservations are made less than 30 days prior to your scheduled arrival. If you are with-in 30 days of your scheduled arrival and fail to follow through with your reservation, your credit card will be charged for the full amount plus the appropriate cancellation / service fees and taxes. In any event, payment will be made in full PRIOR to any check-in. If you must cancel or modify your reservation for any reason, a written letter of explanation must be mailed, faxed or e-mailed to us and received PRIOR to 30 days before your scheduled arrival to be eligible for any credit or refund. A ONE HUNDRED DOLLAR ADMINISTRATION FEE will be charged to your credit card or deducted from your deposit if your reservation is canceled for ANY reason after your rental agreement is electronically received. If you make a reservation with our BOOK EARLY SPECIAL (at least 6 months before your arrival) you agree that 25% of your total is non-refundable for any reason after it is received. Local and State taxes will be charged in the amount of 9.725%. We reserve the right to change rates at any time. You're FREE or complementary night is a credit of the base rate of the house ONLY. Any extra fees such as dock rental, extra persons or pet fees will still be added to your total during FREE nights. Your Credit Card information is required and should be included with the information on your reservation. Upon arrival, a minimum of $250 will be placed "on hold" on your credit card and will be released upon departure when no damage has been reported by our house keeping staff. If your daily rent is more than $250, a security deposit equal to one day's rent will be used. This does not apply if you purchase Damage Deposit Insurance "NO DEBIT CARDS ALLOWED unless you purchase Damage Deposit Coverage" If you only have a Debit Card, you will not be given access to the property without purchasing Damage Deposit Coverage or having a security hold placed on your debit card. Your reservation will not be confirmed until your credit card information is on file. We also recommend purchasing Travel Insurance. This valuable coverage will, among other things provide for payment to you for any non-refundable deposits in the event you need to cancel your reservation, along with life saving emergency care in the event of an accident while on vacation. Please read the entire policy for complete information.
Extra Persons
All accommodations are made for a specific occupancy illustrated on the specific house page, top right corner. No extra persons will be allowed in or on the property above the original check-in occupancy. The MANAGER must approve any extra persons PRIOR to check-in. If approved, each extra person will be charged $20 per person per day for each person over 2 years of age. An extra person is defined as any person that will be in or on the property for a period of more than 3 hours. The signer CANNOT sub-let, sub-lease or offer the property to any third party. Doing so will forfeit your reservation with no refund.
We Do Not Furnish...
Beach towels, (our shower towels are NOT to be used as beach towels) soap for bathing or shampoo, paper towels, paper plates or charcoal for your grill. You will be given an initial set up of toilet tissue, trash bags and basic cleaning soaps. We are unable to provide maid service or room service of any kind during your stay unless you request it and pay an additional cleaning fee.
NO Pets over 50 lbs in selected properties.
Pets are only allowed in selected properties. PETS over 50 lbs. will not be allowed on or in the selected property without prior approval. NO EXCEPTIONS. A local kennel is available at reasonable rates during your stay. You will be evicted from the property immediately with no refund if any unauthorized pets are discovered on the premises. $10.00 per pet per night for properties that do allow pets. Your credit card will be charged at the rate of $45 per hour for additional cleaning fees if you fail to clean up after your pet, including the outside yard areas. A $200 fee will be charged to your credit card if you are found to have had a pet inside a property that does not allow pets.
NO Smoking In The House
Smoking is not permitted in ANY property at any time. You may smoke on the decks, docks or patios, but NOT IN THE HOUSE. We encourage proper disposal of cigarette butts in ash trays, NOT IN THE LAKE. You will be subject to a $200 cleaning fee to cover the cost of removing ANY smoke odor from the house. You will incur additional cleaning fees if cigarette butts are left in the yard or on the property. You will be evicted immediately if you are found to be smoking in the house during your stay. No Exceptions. DON'T ASK.
NO Fireworks
Due to insurance risk, fireworks or Fire Arms of ANY KIND including sparklers are prohibited from being discharged on the property at any time. Local seasonal fireworks displays are provided for your enjoyment at no charge. Violators will be evicted from the property IMMEDIATELY with no refund. NO EXCEPTIONS, DON'T ASK.
Boat Dock
Each property, unless otherwise specified will have available at least one covered boat slip that can accommodate most boats at an additional fee of $10 per water craft per 1 to 24 hour period. This also includes rented watercraft. A watercraft is defined as ANYTHING WITH A HULL, motorized or non-motorized. As always, our boat docks are available for your enjoyment for recreation / swimming at no additional fee. No hard play, pushing or unsafe behavior will be permitted on or near the boat dock.
Quiet Time
Quiet time will be from 10 P.M. to 8 A.M. Sunday through Thursday, and 11P.M. to 8 A.M. Friday and Saturday. Outdoor noise and excessive music, etc. should be discontinued during quiet time. No Keg parties, Bachelor parties or College Frat parties will be allowed at any property. If you are under the age of 30, there will be no "All Guys Vacation" permitted. You will be evicted from the property immediately with no refund if there is an incident. These properties are in residential neighborhoods. Please respect your neighbors during your stay.
Misrepresentation
Management reserves the right to turn away any renter that has been found to misrepresent the information submitted on this form with no refund. The signer must be present in order to accept the keys or otherwise verify your identity. No one else will be given access to the property until the signer has placed proof of their identity on file with a valid Driver's License AND proof of their credit card.
Liability
We expect that all persons in your party will use good judgment. We will not be responsible under ANY CIRCUMSTANCES for accidents caused by you or any of your guests at any time. By signing this agreement, you the signer agree to hold harmless Portside Vacation Properties, LLC from ANY liability resulting from any injury or accident of any guest incurred during your stay. Furthermore, YOU THE SIGNER will be solely responsible in the event of damage, destruction or missing items in or on the property either by you or ANY OF YOUR GUESTS. Additional cleaning fees may be charged at a rate of $45 per hour in the event the property is left extremely untidy. If you feel the need to re-arrange the furniture during your stay and leave it that way, you will be charged a MINIMUM of $25 or more depending on how much work it takes in order to put the house back as it was before your arrival. There will be a $65 re-key fee if your key to the house is lost or misplaced during your stay. There will be a $35 lock-out fee if the Property Manager is called for re-entry during your stay. In the unlikely event of a lawsuit to recover for damaged or stolen property, bad checks, or any other unforeseeable loss, YOU THE SIGNER agree to pay all Attorney's fees, collection costs, and all court costs involved. YOU THE SIGNER agree that any lawsuit initiated by you or us concerning the enforcement of this contract will be governed by the laws of Missouri and be litigated in Morgan County, Missouri. The MANAGER reserves the right to enter the premises at any time. The Manager reserves the right to evict any tenant at any time for noncompliance of this Agreement. There will be no refunds in the event of early departure or eviction. We reserve the right to charge your credit card for the entire amount of loss including but not limited to the actual replacement or repair, labor and tax, additional cleaning fees, canceled reservation administrative fees plus the entire amount of any rental fees not paid by you if you do not follow through with your reservation and no cancellation is provided according to the above terms, or any other applicable service fees. You also agree to be otherwise financially responsible in the event your credit card is rejected by the credit card company or by you. No credits, refunds or any other type of compensation will be given to renter in the event of power failure, interruption of TV or telephone service, appliance malfunction, undesirable weather, act of God, early departure or any other unforeseen circumstances beyond our control.

Our Security Deposit Protection plan covers unintentional damages to the rental unit's interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3000. Any damages that exceed $3000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000. Certain terms and conditions apply. Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy (www.vacationrentalinsurance.com/10sdi ). The Security Deposit Protection can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Portside Vacation Properties, LLC any amount payable under the terms and conditions of the Security Deposit Protection. Please contact Portside Vacation Properties, LLC directly if you do not wish to participate in this plan or assignment.
